Average Daily Rate

Room revenue divided by rooms sold. What the rooms you did sell went for — it says nothing about the ones you didn’t.

 

RevPAR

Revenue per Available Room

Room revenue divided by every room you had, sold or not. The number that catches a high rate hiding an empty hotel.

 

Pickup

Booking pace

How many rooms were booked for a future date since you last looked. It tells you whether today’s rate is working.

 

Rate parity

Price consistency

The same room showing the same rate across every channel. Break it, and channels quietly demote your listing.

 

Booking window

Lead time

How far ahead your guests book. It decides when a rate change can still change anything.

 

Channel mix

Source of revenue

The share of revenue each channel brings. A healthy mix is what stops one OTA’s algorithm from owning your month.

 

Comp set

Competitor set

The properties a guest actually compares you against — usually not the ones your team assumes.

Closed inventory

Rooms shut off on a channel. Left on by accident, it’s the most expensive checkbox in the extranet.
